If you're considering buying a new home, my advice would be to 

I think it’s important to rely on the advice of the agent you select and place your trust in their recommendations regarding asking price and negotiations.  I did see quite a few properties that have been on the market longer than they should, with multiple price reductions over a few months.  When I inquired about that, I saw a number of instances where sellers listed their home too high against the recommendations of their agent and they were forced to lower their asking price because of no activity.  I think the homes with multiple price reductions lead to sellers ultimately not getting what they should for their home.
